Tbilisi Hills: An innovative and exclusive residential project in Georgia

Just 15 minutes from Tbilisi is Tbilisi Hills, a luxury residential complex and golf course where you will be able to experience nature and nice breeze.

Tbilisi Hills offers luxury land plots, where you will be able to build your dream houses – private houses, semi-detached houses, and apartments. Tbilisi Hills territory will be able to host more than 5000 community residents, meanwhile providing privacy and great space for each household.

We talked to the marketing manager of this luxury residential complex

Hello, Sanda, Could you start by talking a little bit about Georgia?

Hello. Georgia is located in the Caucasus region – at the crossroads of Western Asia and Eastern Europe. Unique architecture, amazing wild nature, distinctive cuisine, and of course – amazing wine. On the one hand ancient history and on the other – modern development. One of the most popular tourist destinations for all aged people. An appealing place for economic development.

Are Georgia’s laws favourable to homeowners?

It is favourable, there are no extra regulations or requirements for foreign people

Do you think it’s easy for foreigners to settle in Georgia even if they can’t speak Georgian?

We can say that it is not difficult. One of the main characterizes of Georgians is hospitality – and this can be confirmed by most of our country visitors. Therefore, on social level foreigners who are settling in Georgia and have decided to live for a longer time in this country can definitely relay on local people’s help and hospitality.

In terms of infrastructure – in the largest cities for sure, it is adapted to international visitors e.g. road signs are presented in Georgian and English. All local businesses have information not only in Georgian Language but in international as well. Bars, restaurants, stores are also adapted. As well as most of the Georgian population speak at least one foreign language.

What would you highlight about life in a city like Tbilisi, is it a city that offers many opportunities for business and leisure?

Tbilisi has vast opportunities from the point of business and leisure. Many international magazines have written about our nature activities, cuisine, wine, also nightlife, and restaurants, and Tbilisi as one of the most popular destinations to visit.

Georgian law is favourable for foreigners to start business here in terms of taxes, therefore more and more foreigner investors have decided to move here their companies. Nevertheless, also the location is perfect – in the middle between Europa and Asia.

How do you see the luxury real estate market in Georgia, do you think that, besides Tbilisi, there are also good expectations in other cities such as Batumi?

Definitely Tbilisi and Batumi are two biggest cities that holds the largest luxury real estate proportion. Batumi is very popular destination among foreigners, huge local and foreign investments were made there. A lot of high-level hotels and residences were built and it is still continuing investing and building. Other than that, there are smaller luxury real estate in other areas in Georgia like Kakheti region.

Could you tell us about Tbilisi Hills?

Tbilisi Hills Golf & Residences is the largest, innovative, and prestigious project, which has no analogs in the residential real estate market in Georgia. In Tbilisi Hills, we offer exclusive land plots, apartments, and private houses.  All needed communications will be delivered by the doorstep of your houses.

  • 331 hectares, that will be able to host 5000 residences.
  • Professional 18-hole golf course.
  • Only 15 minutes from Tbilisi center.
  • 15 km from Tbilisi International Airport.

I have seen on the website that the residences are of excellent quality and that they offer great levels of privacy and security, in addition to that, is it an eco-friendly development?

This excellent quality can be reached by several factors – it is materials, of course, but also the international personnel with whom we work together, and the technique to use the right material in the right way, following installation instructions and using experienced staff.

Only the construction material doesn’t distinguish Tbilisi Hills from other developer companies. And using European material only doesn’t bring the expected results and meet costumers’ expectations. It is very important to use the right material in the right way, following installation instructions, and using experienced staff. The right material means that it has to meet the European production standards.

We are taking environmental and energy-saving aspects in all of our construction projects into account – indeed we are thinking more about the sustainable environment in construction. E.g. Different Developers started to use in the last years’ façade insulations but the way of installation seams sometimes questionable. In our case, we are following from the beginning in the project stage as well as the installation process all European standards and recommendations for a well-insulated façade.

Is the development easily accessible for people with disabilities?

Yes, we are adapted for people with disabilities.

What profiles of residents are usually interested in purchasing a home in Tbilisi Hills, families with children, seniors, investors…?

We have a wide variety of residents. There are family people, individuals, mostly business owners and investors, locals, and foreigners that love Georgia and see their future connected to this wonderful country.

Tbilisi Hills also has a golf club, what features would you highlight about this golf club?

Tbilisi Hills Golf Course is located at the foot of the Caucasus mountains, just 15 minutes of the old town of Tbilisi, with great view to Shavnabada monastery. Also, it is first professional golf course in Georgia.

The cornerstone of Lassi Pekka Tilander’s design philosophy is to create new and still respect classic golf design traditions. At best, the course and the surrounding nature are combined seamlessly. The outstanding architecture of the course will make every visit enjoyable. Tbilisi Hills Golf course is ranked in 34th place among TOP 100 Golf Courses in Continental Europe. Moreover, Tbilisi Hills golf course is part of the European Tour Destination network.

About Tbilisi

Tbilisi is a very comfortable city to visit and everything is well connected.

It is a city unknown to many Europeans, but I have no doubt that in a few years it will be one of the next fashionable tourist destinations.

To get from the airport to the center one of the most comfortable options is to request a cab.

Buildings and unique architecture

It is a friendly and quiet city where you can walk and enjoy tradition and modernity. Some of the best-known places are the Peace Bridge, the Rike Auditorium, or the Mushroom-shaped National Bank of Georgia Building.

The Silk Road used to pass through here, Tbilisi is strategically located between Europe and Asia and has been gathering influences from many cultures and countries.

You can travel to Tbilisi by plane as it has an international airport which is about 20 minutes from the center. If you want to fly with total freedom of schedules and with the maximum guarantees of security and hygiene, the most recommendable thing is to contract a private jet. You can find all the options by clicking HERE

The different districts

The old town is known as the district of Kala and the coolest area is currently in the district of Vera, it is a city that you will easily walk through or if you prefer you have buses, subway or cabs as in any big city.

It is very easy to locate you, between the hills and the river you will soon be located. It has two interesting parts, the old city linked to the Silk Road and the more modern city, linked to the Russian influence and in them, you will see clearly the differences in distribution and architecture.
